  • Due Diligence: Managed all local zoning, entitlement, design, and plan approvals to ensure a smooth process for the tenant.
  • Leasing: Negotiated an attractive lease structure with the tenant including annual rent escalations, NNN lease structure, and a 15-year term.
  • Construction: Oversaw the complete ground-up development of the 13,000 square foot facility comprising state-of-the-art classrooms and outdoor recreational areas.
Results: Investors are receiving 8% annual cash distributions with an expected 15-19% IRR upon sale of the property after 3-5 years.

Tractor Supply Company

Turnkey Retail Redevelopment

Challenge: CMK was entrusted to purchase and retrofit a vacant retail store into a new facility for Tractor Supply Company under a limited timeline of 12-16 weeks.

Services Provided:

  • Site Selection: CMK located the market for TSC based on a gap analysis of current store locations and potential customer demand.
  • Acquisition: Negotiated an attractive purchase price of an existing 33,000 square foot Walmart building in good condition.
  • Renovation: Oversaw the complete retrofit of the building including the installation of a new roof, renewed parking lot, and new HVAC units.
  • Leasing: Negotiated an attractive lease structure with the investment-grade tenant including periodic rent escalations, net lease structure, and a 15-year term.
Results: This net lease project has provided CMK investors with consistent cash-flow as well as a significant anticipated return on capital targeted at 17-20% IRR.

The Learning Experience

Preschool Build to Suit Development

SPRING HILL, TN

Opportunity: CMK was approached by The Learning Experience, one of the largest early childhood education operators in the nation, with a build to suit development request for a new preschool facility in Middle TN.

Services Provided:

  • Site Selection: Conducted thorough market research across Middle TN to secure a land parcel in the rapidly growing, affluent Spring Hill community
  • Due Diligence: Managed all local zoning, entitlement, design and plan approvals to ensure a smooth process for the tenant.
  • Leasing: Negotiated an attractive lease structure with the tenant including rent escalations, NNN lease structure, and a 15-year term.
  • Construction: Managed the year-long, ground-up development of the 10,000 square foot facility with local architects and contractors.
Results: Just 18 months after deploying capital, investors began receiving 8% annual distributions, with an expected 15-19% IRR upon sale of the property within the next 1-3 years.

Auto Dealership Retrofit

CROSSVILLE, TN

Challenge: TriGreen, one of the region’s top John Deere dealers, approached CMK with the need for a new dealership to expand their presence to Crossville, TN.

Services Provided:

  • Acquisition: Negotiated an attractive purchase price of an existing 16,000 square foot automotive dealership requiring minimal structural changes.
  • Leasing: Negotiated an attractive lease structure with the tenant including rent escalations, NNN lease structure, and a 15-year term.
Results: This investment has performed in line with our solid, stable and predictable criteria with annual distributions to investors of 7% and an expected overall return of 14-16% upon sale.

Opportunity: CMK strategically assembled a portfolio of best in class Dollar General properties located across 12 states nationwide.

Services Provided:

  • Acquisitions: Secured attractive purchase prices for select DG properties located in appealing markets.
  • Fund Structure: Properties were structured into investment funds which provided consistent quarterly cash flow to investors.
  • Portfolio Sale: Portfolio of DG properties was marketed together to generate institutional interest and was ultimately sold to a major retail REIT at an attractive price. 
Results: Building and selling one of the most valuable Dollar General portfolios in the country remains one of our firm’s biggest achievements to date. Not only did we provide outstanding cash flow to our investors during the hold period, but we also generated strong risk adjusted returns to investors upon the portfolio sale.
